Exterior Painting
The HKCA Painting Reserve is intended to ensure that property values of the lots in the Association are maintained over time through regularly scheduled painting of each building.
- The wood siding and white trim of every building must be painted a minimum of every six years. If, after six years, the building has not been painted, the Board of Directors, after consulting with the homeowner, may, at its discretion, hire a paint contractor, schedule the building’s painting, and withdraw funds from the building’s paint reserve to pay the contractor. Paint Reserve funds are only for exterior house and trim painting and wood rot repair. Decks and ground level privacy fencing are not included. - The Board of Directors invests the homeowners’ reserves in insured, interest bearing accounts and recommend to the cluster annually withholding amounts that will cover, to the greatest extent possible, the estimated costs of painting.
- Building homeowners (each unit collectively or separately) will be responsible for hiring a paint contractor and scheduling the painting of their own homes. A sample RFP can be downloaded here.
- A spreadsheet of the approved colors for each building can be viewed here.
- Each building must request funds from its reserve amount, which will be paid to individual homeowners, not the contractor. Homeowners are responsible for paying any difference if the building’s paint reserve amount is insufficient to cover expenses.
- Once a contractor provides a final itemized invoice for payment, please forward the invoice via e-mail to hkboardreston@gmail.com. Payment will be sent to the homeowner in the amount of available paint reserve funds for the specific unit provided paint reserve funds do not exceed the contractor’s invoice.
