Assessments and Reserves

The 2024 quarterly HKCA Assessment is $604 for exterior units and $576 for interior units.  Billing statements are sent out by mail or electronically; whichever method is requested by the owner.  Payments can be mailed to:

The Association maintains two separate Reserve funds on behalf of the homeowners:

Cluster Reserve Fund is intended for the maintenance, repair, or replacements of the following common area assets as outlined in the HKCA 2023 Reserve Study:

  • Building Roofs
  • Asphalt Pavement – Streets
  • Asphalt Pavement – Walking Paths
  • Concrete Sidewalks
  • Concrete Curbs & Gutters
  • Catch Basins
  • Street Light Poles and Fixtures
  • Mailbox Stations
  • Retaining Walls 
  • Rip Rap
  • Signage – Entrance Monument, Traffic Signs

Paint Reserve Fund is kept for each individual unit and is intended to ensure that property values of the lots in the Association are maintained over time through regularly scheduled painting of each building.
